Hey everyone, it's Collin Pro Wholesaler coach with RealEstateSkills.com. Today I'm here with Hector, who is the owner of Florida Home Partners, LLC based out of the Florida market. He's been a member of the Pro Wholesaler VIP program for just under two months, and he's recently shared that he's wholesaled his first deal for a net profit of $6,500. I'm excited to have Hector on today to share his story in how he's been able to successfully wholesale. First off, how are you doing today, Hector?
Hector (00:29):
I'm doing great. Thanks for having me, Collin. Feel very honored and blessed to be here.
Collin Seaton (00:34):
Yeah, no man. Great to have you here. And so awesome. Can you share a bit about yourself and what you were doing prior to the Pro Wholesaler VIP program?
Hector (00:43):
Yeah, sure. I own a high-end salon in Jupiter, Florida with about six, seven employees, and we've been open for about three and a half years, and it's been a learning process. It's been a struggle, a good struggle, but it's just working hard to try to build that company and get everyone situated as far as growth and all that stuff, and just been doing that, a lot of marketing for our company and a lot of hiring and firing and all that good stuff. So yeah, that's pretty much what I've been doing. My whole thing is marketing, prior to having my own salon was I used to work at my mom's high school as her VP and I would do also marketing there. And so yeah, my background is pretty much marketing and entrepreneurship.
Collin Seaton (01:44):
That's awesome, man. So did you have any prior real estate experience prior to this?
Hector (01:49):
Not at all, Collin. I've always wanted to do this since 2023, 20-21 years old. I'm 32 now, but I never knew how to start. I saved all my money back in 2019 when I was working at this school and I was able to purchase my first farm in 2019. Sorry about the dogs, and I bought the house. I thought everything was good, and we moved out and finally got it rented out, and we're making a nice profit there, but I was like, well, this is nice. Every month I get a check from my tenant and it's more than what my mortgage is in the thousands. So I was like, wow, this real estate is great. And once I opened the salon, the salon is located in a huge shopping center where the shopping center has Hotel. Tiger Woods Restaurant is there, mixed use. And I was able to speak to the son of the owner of the actual place.
(02:58):
It's all family business and they're in real estate. They're developers. They have a whole bunch of commercial properties throughout the state and internationally. And I just always seen my landlord coming in with different types of cars, exotic cars, and I'm like, wow, this real estate must be great. I think I'm doing all that with one tenant. Imagine him. So I've always had that passion for it. I've always wanted to do it. I just didn't know how to start. I've always thought that I had to keep acquiring homes little by little and then do the BRRRR method and all that. Looked at a whole bunch of YouTube but didn't know where to start. And one day I just went on YouTube and saw Real Estate Skills with Alex Martinez and did some research and I said, wow, wholesaling, is this even legal? Do I need a license for it? So once I saw that, I just did more research and enrolled.
Collin Seaton (04:02):
Very nice man. So that's pretty much your motivation for getting into it.
Hector (04:06):
Yeah, I didn't know what, like I said, I didn't know how to start, but I found out that wholesaling would be the first door to start getting acquainted with real estate and knowing how to do it, the ins and out. And eventually, once I learned what I got to do and all that, it can lead me to be a developer or commercial landlord and all that good stuff. But you got to crawl before you walk, right?
Collin Seaton (04:33):
Oh, absolutely, man. Awesome. So how has your experience been since joining the program?
Hector (04:40):
Oh man. You know what? To be honest with you, man, and I'll tell everyone, no one paid me to say this at all. It's been a very big, big blessing to have Collin especially and Alex and the team, because one thing that I was scared about, it's to have the investment, but I was scared that I would do the investment and not have the support. It was just probably like I felt to myself, well, I'll have a mentor, but the mentor is only going to be once a month or twice a month type thing. So I was a little hesitant on that. And then once I found out that they have literally weekly coaching calls twice a week, it was like, that's great. And then to top it off, they have a community, a Skool community where if you get into any issues or questions or something's going wrong, you type in your question. And literally, as far as for me, less than I'd say less than an hour, I already have someone in the community writing me back and letting me know, Hey, I just saw your question. This is what to do, what to do, or whatever. So I have pretty much that help and that benefit from you guys through the whole thing, and I can still do. So that's really, really aside from teaching me everything that I've learned, but having that coach, that accountability is good. So yeah, definitely. Yeah, I feel blessed to even be in this.
Collin Seaton (06:20):
That's awesome. It's always good to hear. So tell us about your deal.
Hector (06:25):
Yeah. Okay. So I did everything that the videos say, make sure everyone does that. Don't skip anything. It'll definitely hurt you. So long story short, I went to Jacksonville, Florida, and I looked for the recent homes that just got listed, and I saw the house, it was at $60,000, 800 square foot in the middle of nowhere in Jacksonville. I was like, I don't know what I'm doing, but the price looks right. It looks like something I would buy so cheap. So let me just go ahead and call them and call the listing agent, call the listing agent, let 'em know who we are, we're about what our intentions are. And I asked him if he was able to represent me as a buyer's agent. He said yes. So I told him, well, let me go ahead and analyze the deals and see if we're able to make an offer that will benefit me and them.
(07:23):
And he said, great. Long story short, got my proof of funds, sent them an offer term, and it came out to 50,000 instead of 60. He said he thinks that his seller would be able to do that. And real quick, I found out during the call that this landlord had 30 plus properties and he was just getting rid of all of them, and this was his last one. So that was a key thing to me that this guy's motivated, he's ready to go. And long story short, the seller, he signed and he agreed to the 50,000. So immediately I did the Google Ninja Trick and I started calling everyone in Jacksonville, and I was able to find someone and they said, give me the address. What's the lockbox number? They went in the property, checked it out and said, how much do you want for this?
(08:17):
I told him 50 grand. He said, well, pretty much said I can do it, but it's going to be a little bit too much. If you can bring it down to in the forties, we could probably make this happen. So I said, okay, great. I got happy. I called my listing agent and I said, Hey, listen, my GCs went in there. They saw that the repair cost was more than what we expect it can we lower the price to 37,000? We got cursed at a listing agent wasn't having it, but he said, let me go present it to the seller and see what he says. I crossed my fingers, came back. The listing agent said, yeah, 37 is good. We'll sell it for 37,000. So he sent me the addendum, I signed it, presented it back to my buyer, and I told him, Hey, I'll sell it to you for 47.
(09:12):
So remember he was asking for, he said 50. So I gave him a little deal there, 47. He jumped on it quick and long story short, he said, Hey, listen, I was going to buy it for myself, but it looks like I have too much stuff on my hand, so would you mind JV with me and I can sell it to my end buyer? And first, I'm going to be honest with you guys, I didn't like that. I wanted to make my full 13, but I said, you know what? It's better to make something better than nothing. So I said, that's fine, man. Let's just do the JV. And we JV'd, man, and we were able to close in less than two weeks, 65.
Collin Seaton (09:52):
Very nice, man. That's awesome. So about how long did it take you to close the deal from the time you sent the offer?
Hector (10:00):
So usually it was two weeks. It was supposed to be two weeks, but we had some title issue there. So it took about a good three weeks and a half to close.
Collin Seaton (10:14):
Okay. Nice. Man, that's not bad at all,
Hector (10:17):
Right? Yeah, it took about three weeks and a half, and this is just me following up with title company every day, making sure everything is going smooth, making sure my buyer has funded it and all that. I made some hiccup mistakes and I called Collin during the meetings on Tuesdays and asked him, Hey, what should I do with this? Or what should I do with that? And Collin was able to help me out, but it was a smooth process.
Collin Seaton (10:44):
Very nice, man. That's awesome. So what's life like now since you joined the program and had this big win?
Hector (10:52):
Well, I'm actually more motivated now, Collin. I want more deals. Once you taste it, you want more. It's like kind of sounds greedy, but yeah, life is great. I'm still at the salon doing my thing and working my leads now. I just want to have that goal of getting at least five deals a month. I know I got to crawl before I walk, but if I could start to two a month and then keep doing little by little, I think it's good. But just to let everyone know, I do this six days a week from literally eight in the morning to seven o'clock at night, and that's just making offers all day and every day. And I'm not saying everyone should do that, everyone has their own goals, but for me, that's what works for me and that's what I want. So I'm trying to do at least seven to 10 offers a day Monday through Saturday.
Collin Seaton (11:49):
That's awesome, man. So do you have any advice for those who are thinking, getting into real estate investing and joining the Pro Wholesaler VIP program?
Hector (11:57):
Yeah, definitely. It works, guys. I'm living proof. It does work. You just have to put your effort in. It's not going to be given to you. And don't be afraid of making mistakes because mistakes would just show you what to do better next time. And don't worry if you have to back out of a deal. That's what the contingency is for. So just the numbers are if you locked it up too high and your cash buyers are letting you know and they're educating you that, Hey, listen, you should have locked it up lower and you can't get that price adjustment, it's okay, man. Walk away. That's what the contingency is for. And on your next deal, you'll know what to do. Just make sure that you're going through the videos and make sure you use your mentors like Collin and Alex and everyone else. That's what they're for. That's what you paid for. And use them, ask them questions. Don't be afraid to ask questions because that's what's going to help you get your next deal. So use the community, use the app. It's great. You have all the support you need to become successful, just use it.
Collin Seaton (13:04):
