Hey everyone, it's Collin Seaton, Pro Wholesaler coach with RealEstateSkills.com. Today I am here with Antoinette Perez, who's one of our Pro Wholesaler VIP students, and the owner of FAP 10 34 Ventures, LLC based out of the Miami market. Antoinette's been in the Pro Wholesaler VIP program for just under three months, and she shared that she recently completed her first deal for $15,000. So first off, how's it going today, Antoinette?
Antoinette (00:26):
It's going good. How are you, Collin?
Collin Seaton (00:28):
I'm good, thank you. Thank you. Awesome. So tell me, how's everything been going since you got into the program?
Antoinette (00:38):
It's actually been going really well. I'm really, really pleased with the program. I've learned so much from the time I started. What intrigues me is, is that with the program, I've been in other programs for so many years, purchasing programs, purchasing software, doing so many different things, and I never could get to where I could complete a deal. So I was able to complete my first deal with your program, so I'm really excited.
Collin Seaton (01:12):
Awesome. That's too cool. So could you share a little bit about yourself? Did you have any prior real estate experience prior to being in the Pro Wholesaler VIP program, or what was life like prior to all this?
Antoinette (01:26):
Well, actually prior to the pandemic, I did have some experience with real estate pretty much virtually. I got involved with Notes multifamily. I didn't do much wholesaling and actually I didn't work in my own backyard. So this is the first time I've been able to work in my own backyard. As far as other real estate experience since the pandemic, I haven't had any and I haven't had any other luck since then.
Collin Seaton (01:59):
Awesome. So tell us about your deal. I'm super excited to hear about it.
Antoinette (02:02):
Well, let me go back a little bit because this particular deal that I was able to close, anyone listening out there, when you get involved with real estate, you're going to have your ups and downs, you have to push forward. It was a great deal, but there were a lot of obstacles with the deal, with title issues, seller issues, just a lot of stuff. And what was really good with the program, I was able to go on to our Q&A call and get help from Collin and Mike with the deal, the pros, the cons. And after a hard push, the deal finally came through. The deal was a co-wholesale deal. It's a 15,000, so I got $7,500. So I was so excited because after all these years and all these different training classes, I was able to actually close my first deal thanks to the help of actually Collin and Mike actually.
(03:13):
And the program, the program's amazing, the training step by step by step, and what I found in other programs, a lot of stuff was obsolete. And with this program, everything that I was learning, I was able to use it to today's reality because things change. So I was really excited because like I said, everything I was learning was helping me deal with this particular deal. And I know that I can do many, many, many more deals with this program. So like I said, I'm really excited because I was able to do this with your help actually.
Collin Seaton (03:56):
Awesome. No, I love to hear it. So that's really cool. Thank you for sharing that. So how's everything been since you've completed your first deal? What's life been like?
Antoinette (04:08):
Well, like I said, I felt a great accomplishment. It makes you want to push even harder and you feel that you can do it. Sometimes when you start something new, you're not a hundred percent certain, but with all the support I've been getting, I mean, I'm always on the Q&A calls. If I think I found a deal or wasn't sure about something, I can go on to the Q&A. And actually Collin or anyone else, any of the leaders of the program will help walk us through the deals. And that is so important because sometimes we might see something differently if we don't have that experience yet. So they don't just walk us through the deal or the program. They actually help us learn if we're doing something wrong, we understand what we're doing wrong, so we don't do it again. If we're doing something good, they let us know that as well or how we can do things differently the next time. So with that said, I feel confident. I look at deals differently now, but I do a lot of creative things, anything out the box, whatever comes. But like I said, I feel secure about what I can do because I feel like I have the appropriate training. I can analyze deals and things that I didn't know before. It could be something as simple as if you're looking at a deal, if it's across the street, if it's on the main highway, you don't want to pick that one per se.
(05:50):
Things like that I never learned. And it's very important when you're analyzing your deals. So you, I'm just excited, like I said, because I feel like I really found my niche and I have the tools that I need to be successful.
Collin Seaton (06:07):
Yeah, absolutely. And as you know, you've been going out there and really crushing it. And something I feel I should absolutely mention is you've also put the effort in on all this. You're giving a lot of credit to us, but you also need a lot of that too, because you went out, you put in the effort, you put in the time, you've asked all the questions, and you've been doing an amazing job. You've been absolutely crushing everything. And so
Antoinette (06:32):

Definitely want to give you a huge thumbs up for that.
Antoinette (06:33):
Thank you. Thank you. Well, and tomorrow I'm going to be going, there's a deal that we are looking into. So tomorrow I'm going to go look at the property. So I'll be doing my first actual go see a property and I have my figures already and just see if it matches. And so I'm excited about that. I have an appointment tomorrow at 11 o'clock and it's a really, really good deal. So if this can get closed, it's going to be be about 30 k. Wow. About 30 cases. And it's still some wiggle room there, so I'm excited.
Collin Seaton (07:17):
That's awesome.
Antoinette (07:18):
Yeah, I'm really excited.
Collin Seaton (07:20):
I'm excited for you.
Antoinette (07:21):
Yeah, you're saying me, but without the direction I feel this wouldn't be possible because like I said, I've been in a lot of other programs and I always felt like something was missing from that puzzle. And when I feel something's missing, it's hard for me to go forward because I'm not certain. So if I'm not certain about something, I have the team to help me, to guide me, to help me with something I might not understand or see things in different perspective. So I feel like it's a team effort with the program and to me that's very unique from what's out there now.
Collin Seaton (08:06):
That's awesome.
Antoinette (08:07):
Yeah, really.
Collin Seaton (08:08):
Yeah. Thank you. I really appreciate you saying that. So all that being said, so what's up next for Antoinette? What do you plan on doing next inside of real estate, getting into flips, sticking with wholesale or,
Antoinette (08:22):
Well, since I'm working in my own backyard, I'm going to stay here a little bit. It might branch out a little, but not much. But I'll still be doing some wholesaling. I would like to get into flips and also some passive income or holding properties, but I have the roadmap that I need. Wholesaling will give me cash flow. So when I have cash flow, I'm secure, then I can actually start doing other things. And what's nice is I'm meeting a lot of people that I can partner with on different deals. So I do want to get into the flipping deals as well. So I'm meeting the right people for that.
Collin Seaton (09:09):
That's awesome. Yeah, and exactly what you were describing is what we like to call the evolution of the real estate investor, right? Everybody needs to start somewhere. And traditionally that starts with wholesaling. And after you get used to wholesaling and you've been doing deals, you can step your way up to starting to do fix and flips. And after you do flips, you can get into buying holds. And that's why we call it the evolution of the real estate investor. And Antoinette, you're a shining example of just how possible that is if you get in and implement all the steps. So amazing job, and I can't wait to see that come in your journey.
Antoinette (09:43):
Thank you. Thank you. I know you mentioned asking me what did I do prior to this? I know I did have some experience in real estate, like I said, but prior to this I was doing loan modifications, helping people with different business loans, SBA, income taxes, whatever. I quote the one-stop shop. But always in the back of my mind, I had this passion for real estate and so I said I have to get in here somehow. So with the program, I'm able to do that. I'm able to still do what I need to do, but my main focus now is on the real estate part of it.
Collin Seaton (10:29):
That's awesome. I love it. I love it. Alright, so last question for you and then I'll let you go. Okay.
Antoinette (10:36):
Okay.
Collin Seaton (10:36):
So do you have any advice for anybody who might be considering joining the Pro Wholesaler VIP program?
Antoinette (10:43):
Actually, yes, do it. Like I said, there's a lot of programs out there. There's a lot of programs that a lot of money. I mean, this is such a affordable program for what you're getting, not just that you are getting the best of the best. So like I said, I've been out there, I've tried so many different things, softwares, trainings, everything you can think of, I've had exposure to and for this to work for me, you have all the pieces that you need. You don't have to go out there and find those pieces. When you take the training, it tells you about everything you're going to need step by step by step. So if you are thinking about joining the program, maybe think you don't have what it takes to move forward with this. I highly suggest you take a look at the program and get on board because you'll not be sorry.

I am an example of that. And like I said, it's a great team of people knowledgeable and they want to help you any way they can. They're there day and night, they always go the extra mile and that's what it takes. It takes a team effort, it takes people who are knowledgeable, it takes the resources that you're going to need and all the resources are here for you. And then you have a community of people also that you can hook up with, ask questions. There's some people that are in my territory, we're going to be partnering up on deals. So this is not just a one-time thing, this is a lifestyle. So if you want to be successful and you want have the tools to be successful, I would suggest going with the program, don't wait. Telling it.
Collin Seaton (12:45):
