But here’s the catch: just because you get to set the share price doesn’t guarantee buyers will purchase them at that price. Therefore, it’s essential to keep your cost reasonable and within the range of other offerings. Also, while there’s no minimum holding period, your ability to trade your shares depends on the availability of buyers.

Moreover, Landa calls the shorts on when investors can start selling a property’s shares, meaning you might have to wait until they give the green light. So, is Landa liquid? It’s a bit of a “maybe” since it depends on these factors.

The Landa app is one of the most cost-effective investment apps around. It doesn’t impose any upfront or ongoing app management fees. However, it’s important to note that Landa does have its way of generating revenue. In addition to the $5 share minimum, they get a portion of the income by applying an 8% management fee, but only when properties have tenants. Landa vs. Fundrise

Our Landa real estate review wouldn’t be complete if we didn’t compare it to the competition. That said, Fundrise is a real estate investing app open to both accredited and non-accredited investors. Just Like Landa, the Fundrise app is available in the iOS and Android app stores. 

While both investment apps allow you to cash out at your convenience, it’s worth noting that Fundrise imposes a slightly higher minimum investment of $10, in contrast to Landa’s $5 minimum. Another difference is the frequency of dividend payouts; Landa offers monthly distributions, whereas Fundrise investors get their dividends quarterly, and these aren’t always guaranteed.

In terms of fees, Fundrise charges a 0.15% annual advisory fee, an additional 0.85% real estate fund management fee, and other varying management costs tied to its various offerings. Do note, however, that the Fundrise investment portfolio is more diversified compared to Landa.

Unlike Landa, which solely invests in rental property shares, Fundrise offers investors the opportunity to earn from its real estate projects spread out through 50 states, IPOs, IRAs, and venture funds. Fundrise offers multiple account options, including a hands-off automated investing account for added convenience.

Landa vs. Arrived Homes

Arrived Homes, founded in 2019 by Ryan Frazier, is an investment app offering fractional investments in residential real estate properties, a concept similar to what Landa provides. Arrived Homes shares several commonalities with Landa. 

Notably, both platforms offer a fully passive investment experience by managing property operations and administrative tasks on behalf of investors. However, Arrived Homes distinguishes itself by including vacation rentals and newly built homes in its investment portfolio, whereas Landa primarily focuses on single-family and multi-family rentals.

When it comes to fees, Arrived Homes requires investors to commit at least $100 in share minimums, while Landa only requires $5. The former has a 1% annual asset management fee and a one-time property sourcing fee, while Landa doesn’t charge any of these. However, the Landa real estate app does have a relatively higher property management fee.

In terms of liquidity, while Arrived Homes holds investments for five to seven years, investors can sell their shares every quarter, provided they’ve held the investment for at least six months.
